Keep her project private.
How She Keeps Her Project Private
In a city like San Diego, where public property records and real estate groups are highly active, maintaining privacy requires structural legal fortification.
• The Land Trust or Anonymous LLC: She should not own or manage the property under her personal name or the owner's birth name. High-net-worth individuals frequently utilize a Wyoming or Delaware LLC, or a Blind Land Trust, to hold the title. When someone searches the San Diego County Assessor's records, they only see the name of the trust or a corporate entity—not the individual.
• Strict NDAs for Contractors: Every single person walking onto that job site—from the master furniture maker to the drywaller—must sign a Non-Disclosure Agreement (NDA). This contract must explicitly forbid taking photos, sharing locations on social media, or discussing the architectural layout.
• Private Utilities & Gated Access: For maximum physical privacy during construction, high-end builders install temporary security parameters, private security sweeps, and mask the site from street view using specific privacy netting.
I feel like alot of people don't think about NDAs when starting their business since anyone can set up an LLC. It's interesting that you shouldn't use your legal name too. Alot of people might think it's better for branding.
